What sludge actually is
Water sitting in steel radiators slowly corrodes them from the inside. That corrosion produces black iron oxide, which settles in the bottom of every radiator and in the narrow passages of the heat exchanger. It is magnetic, it is thick, and it does not leave on its own.
The effects follow a predictable order. Radiators go cold at the bottom first. Then the boiler starts working harder for the same warmth, so your gas bill creeps up. Then the pump strains and eventually fails. Then the heat exchanger blocks, which is the expensive one.
How we do it
We connect a high-flow pumping unit to the system and push water through at speed, reversing the direction repeatedly to break deposits loose, with a powerful magnet catching the debris as it comes out. We work radiator by radiator rather than treating the system as one lump, because the blockages are rarely spread evenly.
Once the water runs clear we add a corrosion inhibitor and, if there is not one already, fit a magnetic filter so the sludge that forms from now on gets caught rather than circulated. A typical three-bedroom house takes most of a day.
When a powerflush is not the answer. If radiators are cold at the top rather than the bottom, that is trapped air and bleeding them is free. If only one radiator is cold, it is usually a stuck valve. We would rather tell you that on the phone than sell you a flush you do not need.

Common questions
How do I know if I need one?
Cold spots at the bottom of radiators, a boiler that bangs or whistles, radiators that take a long time to warm up, or black water when you bleed them. Any two of those and it is worth a look.
How long does it take?
Most of a working day for an average house. Very old or badly blocked systems can take longer, and we will tell you if that is likely before we start.
Will it fix a leak?
No, and it can occasionally reveal one. Sludge sometimes plugs a corroded pinhole, and clearing it lets the leak show itself. We check the system over first and flag anything that looks fragile.
Do I need one before a new boiler?
Nearly always, yes. Fitting a new boiler onto a dirty system pushes all that sludge straight into a brand-new heat exchanger, and most manufacturers will refuse a warranty claim if the system was not cleaned.

Powerflushing explained: what it does and when you need it
What is actually in your heating system
Steel radiators and cast iron components corrode in the presence of water and oxygen. The result is magnetite — a fine, black, magnetic iron oxide. It is abrasive, it settles wherever flow is slow, and over years it accumulates into a sludge that behaves like wet sand.
In radiators it settles at the bottom, which is why a sludged radiator is hot at the top and cold along the lower third. In pipework it restricts flow, starving the furthest circuits. In the boiler it blocks the narrow waterways of a modern heat exchanger and causes localised boiling, which is the kettling noise. And it destroys pump bearings.
The symptoms, in the order they usually appear
- One or two radiators slow to warm up
- Radiators cold at the bottom, warm at the top
- Needing to bleed radiators repeatedly
- Noise from the boiler or the pump
- Black water when you bleed or drain
- The system taking noticeably longer to reach temperature
- Boiler locking out intermittently
What a powerflush actually involves
A powerflush machine is connected to the system, usually at the pump or across a radiator pair. It pushes water through at high flow but low pressure, in both directions, which is what lifts settled debris rather than simply washing over it.
A cleansing chemical is circulated first to break down sludge and loosen scale. Each radiator is then isolated and flushed individually, often with a magnetic agitator worked over the panel to lift stubborn deposits. The dirty water is dumped and replaced until it runs clear. The system is then neutralised, refilled, dosed with inhibitor and rebalanced.
Done properly on an average three-bedroom house it takes most of a working day. Anyone offering it in ninety minutes is not doing this.
Powerflush, chemical clean, or neither
Not every system needs a full powerflush, and we will tell you when it does not.
A chemical clean circulates cleanser through the system using the existing pump, then drains and refills. It is appropriate on a reasonably clean system, or alongside a boiler replacement where the system shows no serious contamination. It costs considerably less.
A powerflush is appropriate where symptoms are clear: cold-bottomed radiators, black water, a noisy pump, or a system that has run for many years untreated.
Occasionally neither is worth it. If a system is so corroded that radiators are close to perforating, flushing can expose weak points and start leaks. In that situation we will say honestly that replacing radiators is the better spend, even though it is not the job we were called for.
Afterwards: inhibitor and a filter
A flush removes what is there. It does nothing to prevent recurrence. Two things do.
Inhibitor is a chemical dosed into the system that passivates metal surfaces and slows corrosion. It depletes over time and should be checked at every annual service, and topped up after any work that drains the system.
A magnetic filter fitted on the return catches magnetite before it reaches the boiler. Cleaning it out at each service takes minutes and is the single most effective piece of protection you can give a heat exchanger.
A powerflush without both of those is money spent on a problem that will simply return.
Guarantees and why installers insist on it
Manufacturer guarantees commonly require the system to be cleaned to a recognised standard and protected with inhibitor, with a filter fitted. This is not an upsell; it is the condition on which the guarantee rests. If a heat exchanger fails and the water sample shows contamination and no inhibitor, the claim can be refused.
