Prices start at £2,211 fitted including VAT for a straight swap in a smaller home. Most three and four-bedroom houses sit a little above that, depending on the boiler and the guarantee you choose. Converting from a cylinder system to a combi adds around £900, removing an old back boiler adds around £1,250, and moving the boiler elsewhere in the same room adds £550, and to another room £750. Which boiler suits your home

Most Surrey homes with one or two bathrooms are best served by a combi boiler, which heats water on demand and frees up the airing cupboard. Homes with three or more bathrooms and showers in regular use, or with a weak incoming mains supply, are usually better on a system boiler paired with an unvented cylinder, which delivers mains-pressure hot water to several outlets at once. Larger period properties on traditional pipework often stay on a regular boiler with the loft tank and cylinder retained.

Sizing matters more than brand. A boiler that is too small gives lukewarm showers when two taps run at once. One that is too big — far more common, because it is the easy way to avoid complaints — cycles on and off all winter, wears itself out and costs more to run. We size on bathrooms, showers, radiator count and the actual mains flow rate at your property.

Hard water and what it does to a Surrey boiler

Much of Surrey sits on the chalk of the North Downs, so the water is hard. Heat it and the dissolved calcium comes out as limescale, coating every surface the hot water touches. Inside a combi that matters, because the plate heat exchanger that produces your hot water has very narrow passages. Symptoms arrive in a predictable order: hot water fluctuating between scalding and lukewarm, then a kettling noise, then reduced flow, then a failed heat exchanger.
